25,000 SF vivarium facility at BMR’s Gateway of the Pacific – Phase 2. Vivarium facility half dedicated to one specific biotech tenant and half as a leasable/repeatable model. Project included 11 floors of new shaft work in a recently completed warm shell tower with new rooftop HVAC equipment and basement level emergency backup equipment. Complex coordination with several tenants, the core & shell general contractor another TI contractor directly above. Successful completion, testing and sign off of high-rise smoke control under new SSF FD jurisdiction ahead of original contract TCO date.
